Real estate consulting in Tallinn and Harju County

Sometimes you do not need an agency agreement. You need a clear answer first.

When a property, document or proposal raises questions, independent practical advice helps separate what matters from background noise and identify the right next step.

01

Good advice should lead to a decision

A property question may concern price, documentation, alterations, the apartment association, taxation, a tenancy, a buyer’s offer or an agency agreement. General information is plentiful, but the facts of a specific case need to be checked and put in the right order.

The purpose of a consultation is not to sell the largest possible service package. It is to give you a usable plan: what can be decided now, what must be checked and when a notary, lawyer, valuer, engineer or tax adviser is genuinely required.

What can I help you assess?

03

From a difficult question to a practical plan

01

Define the decision

We identify the decision that needs to be made and the timeframe that matters.

02

Review the material

I review the available documents, registry information, proposal or relevant correspondence.

03

Analyse risks and options

Verified facts are separated from assumptions, with the consequences of realistic options set out.

04

Set the next steps

You receive a clear summary of what to do yourself, what to delegate and in which order.

Practical rather than abstract advice

My work covers real sales, purchases and lettings, negotiations, contracts and complex apartment-association matters. That experience helps place an individual document within the whole transaction and its practical consequences.

The right specialist at the right time

An estate agent is not automatically a lawyer, engineer, notary or tax adviser. Professional work requires an honest understanding of those boundaries. I help define the issue first and, where needed, prepare a focused brief for the relevant specialist so you do not pay for unnecessary or poorly directed work.

Frequently asked questions

Does a consultation commit me to an agency agreement?

No. A consultation can be a standalone service intended to help you make an informed decision.

Do you provide legal or tax opinions?

I advise on the practical property transaction within my competence. Where a binding legal or tax opinion is required, I recommend the appropriate qualified specialist.

What should I send before the consultation?

A short explanation of the question and the material that matters: a listing, draft agreement, registry extract, photographs or relevant correspondence.

Can the consultation take place remotely?

Yes. Many questions can be handled by video call or telephone with secure electronic exchange of the relevant documents.

Can you review another agent’s proposal?

Yes. I can review the scope, fee, exclusivity, termination terms and the responsibility the agent is actually accepting.
