The brief
We define what you need, which risks are acceptable and where compromise would be unwise.
Buyer representation in Tallinn and Harju County
The seller protects their own position. A buyer needs someone who reviews the price, property, documents and contract terms specifically from the buyer’s perspective.
01
Buying property involves more than floor area and finishes. Registry information, permits, alterations, the apartment association, planned works, running costs, possession and contractual responsibility can all change the real value and risk of a purchase.
A buyer’s representative should not force a transaction through. The role is to identify material questions before you become bound and to negotiate both price and practical terms.

We define what you need, which risks are acceptable and where compromise would be unwise.
The price, documents, technical information and association position are considered together.
We build an evidence-based position on price, timing, defects and handover.
Final terms are checked and the transaction and handover are coordinated.
Negotiation is more than asking for a random discount
A garage on Tuha tn was marketed at €19,000 and purchased for €13,000. Another on Võidujooksu was offered at €17,000 and acquired for €14,000. Price is only part of the outcome: the buyer must also understand exactly what is being acquired, known defects and how responsibility is allocated.
View purchased properties →My background in banking, AML/compliance, contracts and apartment associations helps me consider a purchase more broadly than the listing alone. I do not replace a building surveyor, valuer, lawyer or notary, but I help identify the right questions and bring in the right specialist when required.

I carry out an initial visual and document-based review. Where engineering expertise or measurement is needed, I recommend the appropriate specialist.
No one can honestly guarantee the absence of unknown defects. A systematic review can, however, reduce risk considerably and place important representations into the contract.
Yes. The position is based on market evidence, condition, documentation and transaction terms rather than a casual request for a discount.
Yes. We can agree either a focused review of one property or wider search and transaction support.
